What It Is
Many Zimbabwe homes built before the 1990s still have galvanised steel water supply pipes. These pipes were coated in zinc to prevent corrosion — but the zinc coating wears away over 20-30 years leaving bare steel to rust from the inside outward. The corrosion gradually narrows the pipe's internal diameter and eventually causes leaks or complete failure.
Signs include low water pressure across the whole property, discoloured or rust-coloured water (particularly from the first water out of the tap in the morning), and a history of small leaks at multiple points around the property.
Problem 2 — Intermittent Water Supply
What It Is
Irregular municipal water supply is a reality across many Zimbabwe cities and towns including Bulawayo. Supply may be available for only a few hours per day or may be completely interrupted for days at a time in some suburbs. This makes water storage and management a critical household concern.
When supply is restored after a cut the pressure surge can also damage weak points in older pipe systems — causing burst pipes at joints and fittings that have been under zero pressure for extended periods.
Problem 3 — Load-Shedding and Geysers
What It Is
Power cuts affect electric geysers significantly in Zimbabwe. During load-shedding your geyser cannot heat water. If load-shedding occurs overnight you may find that your morning shower water is cold even if power has been restored — the geyser simply has not had enough time to reheat after the power cut.
Frequent power cycling also increases wear on geyser elements and thermostats — meaning more frequent repairs are required for electric geysers in areas with regular load-shedding.
Problem 4 — Tree Root Drain Infiltration
What It Is
Zimbabwe's climate supports vigorous tree and shrub growth. The roots of large trees — commonly found in older Bulawayo suburbs such as Hillside, Khumalo and Burnside — can infiltrate underground drain and sewer pipes through small cracks or poorly sealed joints. Once inside, roots grow rapidly until they block the pipe completely.
This typically presents as recurring drain blockages that clear temporarily but keep returning, gurgling sounds from drains and in severe cases sewage backing up into the property.
Problem 5 — High Water Pressure Damage
What It Is
In some Bulawayo areas the municipal water pressure can be excessively high — particularly when supply is restored after an extended cut. High pressure puts enormous stress on pipes, joints, geyser tanks and TPR valves. Over time this causes accelerated wear, joint failures and can trigger immediate burst pipe events.
The ideal water pressure for a home is between 2-4 bar. Pressure above 6 bar is dangerous to household plumbing systems and can cause immediate damage when supply is suddenly restored at high pressure.
Problem 6 — Hard Water Scaling
What It Is
Some parts of Bulawayo and surrounding areas have moderately hard water — water with elevated levels of dissolved calcium and magnesium. Over time these minerals deposit as scale inside pipes, on heating elements and inside geyser tanks. Scale on a heating element insulates it from the water — reducing heating efficiency and dramatically shortening element lifespan.
Signs include white crusty deposits around taps and shower heads, longer geyser heating times, a popping or rumbling sound from the geyser when heating, and more frequent element failures.
